Our fees are calculated on an hourly rate and an estimated cost for this service is provided below based on a typical case.

The estimate is based on a service which includes us dealing with one property, three bank/building society accounts, and no other intangible assets. This would apply if it is a non-taxable estate with a valid will and where we would be distributing assets to up to two beneficiaries. The fee includes disbursements which are discussed in greater detail below.

Our Fees

We offer a fixed fee for this type of service which is based on the value of the property in question. The prices below are for the complete service which includes:

Taking your initial instructions, undertaking due diligence exercises on the property, managing and exchanging contracts on your behalf, ensuring funds are transferred properly, and registering the property in your name. This price includes dealing with your mortgage lender as well the cost of disbursements which are discussed in greater detail below.

Example on Conveyancing  – Option A – List Style

Our PRocess

Purchases & Sales

Stage 1

Taking Instructions

At this stage your solicitor will establish contact with everyone involved. We collect the relevant documents and information from everyone involved to get the process started.

Stage 2

Pre-Contract

This is where your solicitor does their due diligence. We perform searches on the property and surrounding area as well as reviewing the deeds and related paperwork to make sure you know exactly what you’re getting into. If we catch anything out of the ordinary, we’ll discuss it with you and work out how to move forward. When you’re selling a property with us we respond to the new buyers queries and they perform the searches.

Based on the findings of this stage we write up a contract to confirm the terms of the property transfer. Once everyone agrees on the content of this contract we’ll invite you to sign it and transfer us your deposit if you’re making a purchase.

Stage 3

Exchanging Contracts

At the point where contracts are exchanged the transfer of property becomes binding. We will transfer your deposit if you’re making a purchase and agree a ‘completion date’ which is when we will transfer ownership.

Stage 4

Completion

This is the day that the transfer is completed. Solicitors will confirm the transfer of funds due, and the keys are released from your estate agents – congratulations on your new home!

Stage 5

Post Completion

Following completion your solicitor will set about arranging the payment of any tax due, and the registration of the transfer of property with the Land Registry.

Mortgages & Re-Mortgages

Stage 1

Reviewing the Mortgage

When it comes to mortgages your solicitor is required to review the offer as well as the other property documents (e.g. deeds). We’ll check over your mortgage offer and make sure all the conditions are met. We may have to carry out some searches on the property at this point too to satisfy your mortgage lender.

Stage 2

Arranging Completion

Once your lender and you are content with the offer and that conditions are being met you sign the Mortgage Deeds. Your solicitor then gets an up-to-date settlement figure for your existing mortgage and we set a date to transfer all of the funds.

Stage 3

Completion

On the day the funds are transferred to us from your new lender we will settle any existing mortgages and we transfer any left over money to you. Finally, we register your new mortgage at the Land Registry.

How it Works

Summary Only Motoring Offences

Stage 1

Taking Instructions

In our first meeting, which we can do by telephone, you can provide us with initial information on what happened. We will consider this information and other facts available, providing you with advice on how to plead.

Stage 2

Considering Evidence

In a majority of simple motoring offences, the only option for the defendant is to try and mitigate sentencing at their hearing. We may recommend that evidence, such as witness statements or video footage, could assist in achieving this for you.

If so, we will take time prior to your hearing to compile and review evidence as well as preparing a defence based on it on your behalf. This would carry an additional cost which can vary based on the amount of evidence required, however on average the cost is £500.00 + VAT.

Stage 3

Hearing Date

Prior to the date that you have to attend court we will discuss court procedure with you as well as sentencing options available to the court, and a likely outcome for your case.

We will then attend on your hearing and make an argument on your behalf. We will discuss the outcome with you to ensure you understand the sentencing.

Stage 4

Appeal

If you wish to, and we believe there is grounds to, we can discuss your options in regards to an appeal of the decision on the day. This would carry additional cost which we are able to discuss with you.
