Our Fees
We offer a fixed fee for this type of service which is based on the value of the property in question. The prices below are for our legal fees for the complete service which includes:
Taking your initial instructions, carrying out searches and raising enquiries, managing and exchanging contracts on your behalf, ensuring funds are transferred properly for completing the transfer of property, and registering the property in your name.
The below prices do not include VAT or disbursements.

Our charges and payments to others are estimated and are based on current information. The following list of additional charges may apply to your transaction and please could you check these carefully and contact us if you would like us to explain any of these additional charges which you may feel apply to your transaction. The list of additional charges reflects common problems that are encountered in some, but by no means in all, transactions.
Our estimated charges above reflect a straightforward transaction with no complications and this charging structure is, we feel, a fair one in that straightforward uncomplicated transactions attract lower charges while the more complicated transactions, which involve unexpected, additional work, attract higher fees through the set additional charges below.
If additional complications come to light or the nature of the transaction is such that it could not have been envisaged when we provided our initial estimate of charges, then we will contact you to renegotiate a fair charge for undertaking the work on your behalf.
The following Charges may apply to your transaction
Identification:
- Online identity verification (per individual name for UK residents) £15.00 (+VAT)
- Identity verification limited company £50.00 (+VAT)
- Identity verification for non-UK residents or non-UK limited companies (per individual or company) £250.00 (+VAT)
Leasehold Property:
- If the property being bought or sold is Leasehold or is subject to a lease(s) e.g. a “coach-house” arrangement £175.00 (+VAT)
- Preparation of a Deed of Variation in your sale or purchase where the Lease is defective or requires amendment £175.00 (+VAT)
- Preparation of a Deed of Covenant £75.00 (+VAT)
- If the property you are buying is Leasehold and the sellers are acquiring the freehold to sell to you simultaneously with your purchase £200.00 (+VAT)
Title:
- Where the title to property you are selling or buying is not registered at the Land Registry £100.00 (+VAT)
Managing Agents:
- If we have to deal with freehold Property managing agents £100.00 (+VAT)
Electronic Funds Transfers:
- Where we send funds to another party involved in the transaction or to you by electronic funds transfer £35.00 (+VAT)
Joint Ownership:
- Preparation of a Declaration of Trust In relation to joint ownership £175.00 (+VAT)
Shared Equity Ownership:
- If the transaction involves a shared equity or shared ownership scheme £175.00 (+VAT)
Financial Arrangements:
- Where another person is helping with funding (e.g. a gifted deposit) and we have to undertake identity checks and verify the source of additional funds £150.00 (+VAT)
Mortgages:
- If we have to obtain Deeds or Letters of Consent or Postponement from occupiers to satisfy your lenders requirements, for each individual £75.00 (+VAT)
- To deal with redemption of a second and any subsequent mortgage or charge, for each individual charge £75.00 (+VAT)
- If we have to deal with a lender who is separately represented by its own solicitor £295.00 (+VAT)
Indemnity Insurance:
- If we have to arrange an indemnity insurance policy for lack of Building Regulation or compliance certificates £35.00 (+VAT)
- If we have to arrange an indemnity insurance policy for any reason other than Building Regulation or compliance certificates title defect eg class of title, lack of access, a defective lease, unacceptable restrictive covenants or missing documents £150.00 (+VAT)
- If we have to advise you on the need for indemnity insurance and on the terms of any appropriate policy in relation to the property you are buying; for lack of Building Regulation insurance; or £50.00 (+VAT) for any other indemnity insurance £100.00 (+VAT)
- If a bespoke policy for a defect has to be arranged through a broker or direct with an insurance company in either your sale or purchase £295 (+VAT)
Statutory Declaration:
- Preparation of a statutory declaration £75.00 (+VAT)
Land Registry:
- Removal of protective Land Registry entries such as Restrictions Notices and Cautions, which are not automatically removed on discharge of a charge or mortgage and which require additional work on our part, for each removal £100.00 (+VAT)
- To update your title at the Land Registry to reflect a name change or change of registered proprietor £75.00 (+VAT)
Help to Buy:
- Submitting a request for your Help to Buy ISA bonus £50.00 (+VAT)
- Help to Buy Loan Wales £75.00 (+VAT)

Stamp Duty Land Tax (England) or Land Transaction Tax (Wales):
- Preparing and submitting on-line on your behalf your self-assessed Tax Return to either the Welsh Revenue Authority or HMRC £50.00 (+VAT)

- Advising you on a Homebuyers or structural survey report £100.00 (+VAT)
- Preparation of or advising on a Key Undertaking or Licence to Occupy on your sale or purchase

Our PRocess
Purchases & Sales
Stage 1
Taking Instructions
At this stage your solicitor will establish contact with everyone involved. We collect the relevant documents and information from everyone involved to get the process started and ID for the client is obtained.
Stage 2
Pre-Contract
This is where your solicitor does their due diligence. We perform searches on the property and raise the usual enquiries as well as reviewing the deeds and related paperwork to ensure good title to the property. If we catch anything out of the ordinary, we’ll discuss it with you and work out how to move forward. When you’re selling a property with us we respond to the new buyers queries and they perform the searches.
On checking the title we write up a contract to confirm the terms of the property transfer. Once the contract is approved it can be signed along with the transfer. We’ll then invite you to sign it and transfer us your deposit if you’re making a purchase.
Stage 3
Exchanging Contracts
At the point where contracts are exchanged the transfer of property becomes binding. We will transfer your deposit if you’re making a purchase and agree a ‘completion date’ which is when we will transfer ownership.
Stage 4
Completion
This is the day that the transfer is completed. Solicitors will confirm the transfer of funds due, and the keys are released from your estate agents – congratulations on your new home!
Stage 5
Post Completion
Following completion your solicitor will set about arranging the payment of any tax due, and the registration of the transfer of property with the Land Registry.
Mortgages & Re-Mortgages
Stage 1
Reviewing the Mortgage
When it comes to mortgages your solicitor is required to review the offer as well as the other property documents (e.g. deeds). We’ll check over your mortgage offer and make sure all the conditions are met. We may have to carry out some searches on the property at this point too to satisfy your mortgage lender.
Stage 2
Arranging Completion
Once your lender and you are content with the offer and that conditions are being met you sign the Mortgage Deeds. Your solicitor then gets an up-to-date settlement figure for your existing mortgage and we set a date to transfer all of the funds.
Stage 3
Completion
On the day of completion we will settle any existing mortgages and we transfer any left over money to you. Finally, we register your new mortgage at the Land Registry.
